Fateh Mohammad Waar House is a traditional residential building located in Budshah Mohalla, Batapora, within the historic riverfront town of Sopore, situated on the right bank of the River Jhelum. The house was originally constructed by Ghulam Nabi Mircha, who was actively involved in politics. At present, the property is owned by Fateh Ahmad Khan, a fruit dealer by profession and the president of the local area. The building represents vernacular Kashmiri architecture and consists of four floors organized around a centrally placed entrance corridor terminating in a staircase. The ground floor contains two rooms arranged symmetrically along the corridor, while the first floor has two rooms, the second floor has three rooms, and the third floor comprises four rooms and two halls. Two prominent wooden dubs project from the second floor on the extreme left and right sides of the façade, supported on carved wooden brackets. Constructed primarily in exposed brick masonry laid in mud mortar, the house features wooden joist floors left exposed underneath, mud-plastered interiors, decorative brick quoins at the corners, and ornamental fretwork and pinjrakari detailing on the dubs, reflecting the traditional craftsmanship of Sopore.
